RecorderWorks is the strongest verified name-first county portal. It indexes property documents recorded since 1985 by grantor and grantee. A grantor transfers an interest; a grantee receives one. Results can place a person or business in deeds, liens, notices, trust papers, powers of attorney, and many other recorded transactions. The web database does not include document images. It identifies the record so the Recorder can supply viewing or copies through the office workflow.

San Mateo Court Party Search
The Superior Court of California, County of San Mateo publishes MIDX for nonconfidential, unsealed appeals, civil, criminal, family law, probate, and small-claims cases. A person search needs at least two characters in each first- and last-name field and permits an asterisk wildcard. A filing-date search is limited to a five-day span. MIDX returns index facts such as case number, party type, case name, filing date, and source. A docket is the court's running record of filings and events, but MIDX is not the full docket file.

San Mateo County ACRE issues local birth, death, and marriage certificates. Requests may be made in person at County Center, by mail, or through the county's authorized online ordering service. California does not use a simple rule that makes every vital record fully public after a set age. Health and Safety Code section 103526 separates authorized certified copies from informational certified copies. An official certified copy requested by mail requires a notarized sworn statement and proof that the requester belongs to an authorized class.
County fees are $34 for a general-public birth copy, $26 for a death copy, $23 for fetal death, and $19 for a marriage certificate. If a death-record search finds nothing, the fee is retained under Health and Safety Code section 103650 and the office issues a Certificate of No Public Record. Divorce files come from Superior Court Records Management, not the County Clerk. An original birth record after adoption requires a court order and a state process.

Once an address yields a parcel reference, match its map and legal description to a deed document number. Do not treat the tax mailing address as proof of where an owner lives. The situs address is the physical property location, while a mailing address can point elsewhere.
